About this guide
Spoiler warning: This guide covers Act Three events in and around Arfur’s Mansion, including the refugee dispute, the basement evidence and the opening stages of Investigate the Suspicious Toys.
Overview
Arfur’s Mansion is a two-storey house in Rivington, the first major area reached in Act Three of Baldur’s Gate 3. It belongs to Arfur Gregorio, a wealthy toymaker and merchant who returns home to discover that a refugee family has taken shelter inside. The argument outside is not merely a property dispute: Arfur is unusually anxious to keep people away from his basement, where the party can uncover evidence connected to the suspicious toys plot.
The location is compact but unusually consequential. It contains a social encounter with several possible resolutions, a trespass-sensitive house interior, a trapped basement, important quest evidence, background documents and a useful collection of consumable loot. The mansion itself does not contain a major boss fight or a conventional shop. Its importance comes from investigation, choice-dependent character placement and the way it opens a quest that continues through Rivington, Wyrm’s Crossing and the Lower City.
The mansion’s place in Rivington
Arfur’s Mansion is a distinct building within Rivington, rather than a separate sub-region or a location in Wyrm’s Crossing. It is one of the first substantial buildings visible after the party enters the area. The mansion sits beside the main road and is close to several other Rivington landmarks, including the Circus of the Last Days and Rivington General. Rivington General lies north of the mansion, across from the circus area.
These places are connected by the quest but are not subareas of the mansion.
Routes into the building
The obvious route is through the front entrance, where the initial confrontation takes place. A side route and a small terrace entrance allow the party to enter the house without immediately taking part in the argument. This can be useful if you want to inspect the building before choosing a side, although the interior is not a consequence-free burglary.
The house has a front door and a side or terrace approach. The upper-floor bedroom is normally locked, while the basement hatch can be opened with a key or bypassed with lockpicking.
---
When the party arrives, Arfur Gregorio is arguing with Ben Golewits, the head of a refugee family occupying the house. Arfur has hired local thugs, known as the Rivington Rats, to remove them. The group is associated with Zenovia Dawg, who leads the hostile intervention if the party interferes in the dispute.
Arfur’s stated concern is ownership and trespass, but his thoughts reveal a deeper anxiety about the basement. A successful Detect Thoughts interaction can expose this concern. Pressing him about the basement may cause the Guild-associated thugs to intervene.
Possible resolutions
If the refugees are allowed to remain, Arfur later moves to the first floor of Sharess’ Caress. If they are removed, he returns to the mansion. This changes where you find him during the next part of the suspicious toys quest.
The confrontation has several broad outcomes
- 01Allow Arfur to evict the refugees. The family leaves, and Arfur remains associated with the mansion.
Possible resolutions: steps
- 01Convince Arfur to let the refugees stay. This may require an ability check. The exact dialogue and difficulty depend on the character’s class, background and dialogue options.
Possible resolutions: steps
- 01Pay the refugees to leave. The refugees can be bribed with 100 gold.
Possible resolutions: steps
- 01Intimidate the refugees or Arfur. Some class-specific intimidation options use different difficulties. A Dark Urge option, for example, can have a lower difficulty than the general intimidation route.
Possible resolutions: steps
- 01Deal with the Rivington Rats. They can be intimidated, paid off or fought.
Background inspiration and inspiration points
Several outcomes can grant inspiration to characters with suitable backgrounds. Allowing the refugees to stay can support inspiration such as:
Ending the dispute can also grant Exerting Judgement to a Noble character. A Criminal character may receive Supply and Demand for negotiating a cheaper resolution with the thugs.
The exact background rewards are separate from the quest’s physical loot. You can resolve the dispute successfully without receiving every possible inspiration reward, depending on the chosen dialogue route.

Visitors and associated characters
The Golewits family are the refugees sheltering in the mansion during the opening dispute. If they remain, Ben and Marpha stay in the hall while Cinta is found in the kitchen. If the family is driven out, Arfur remains in the house and Marpha and Cinta are no longer present there.
Zenovia Dawg and the Rivington Rats are not permanent residents of the mansion. They are involved because Arfur hired them to protect his caravan and remove the people occupying his property.
Law enforcement and security
There is no permanent Flaming Fist guard post or formal checkpoint inside the mansion. The security presence is private and temporary:
The mansion is therefore best treated as a private property encounter rather than a public institution. Entering or looting certain containers is considered trespassing, especially while the refugees are present.
---
Ground floor hall
The hall is the main interior space and the place where the refugee family may remain. It is also where Arfur can be found if the squatters have been removed.
Containers in the hall and kitchen are red-outlined. Taking items from them in front of the occupants counts as trespassing, and the refugees react as though they own the house while they are staying there. The safest approach is to use turn-based mode, move away from witnesses or wait until the relevant occupants have left.
Kitchen
The kitchen contains Cinta Golewits if the family has been allowed to remain. A bottle shelf in the kitchen holds the Toymaker’s House Key. That key opens the upstairs bedroom.
The key is not essential if you have a character who can pick the lock. The bedroom door can be opened with a DC 10 Sleight of Hand check.
Ground-floor workshop
The workshop is reached through double doors on the northern side of the house. This is where Arfur works on his toys and where the route to the basement is concealed.
The hatch is partly hidden by a rug and crates. It can be found with a DC 10 Perception check. The basement key opens it; without the key, it requires a DC 18 Sleight of Hand check.
Upper-floor bedroom
The Toymaker’s Basement Key is at approximately X: 35, Y: -76 and is specifically identified as the key that unlocks the basement hatch.
The bedroom also contains a draft letter that can point the party towards Arfur’s later location if the dispute has been resolved in favour of the refugees. The bedroom’s contents help establish that the house is more than a simple residence: it contains evidence of Arfur’s personal dealings and the route into his concealed workshop network.
---
The basement is the mansion’s most important subarea. It is a compact maze of narrow routes fitted with tripwires and rigged fireworks. Perception checks can reveal the traps, but a failed check does not mean the area is safe. Proceed slowly, use turn-based mode if necessary and avoid sending the whole party through a trapped route at once.
The basement contains a second workshop at the far end. This room holds the main quest evidence and additional loot.
Recommended basement procedure
The trapped metal chest requires approximately DC 15 Sleight of Hand to disarm and DC 20 Sleight of Hand to lockpick. It contains gold and the Blackmail Letter.
The letter begins or advances Investigate the Suspicious Toys. It is the mansion’s central quest item and should be secured before deliberately detonating traps or smashing the chest. Community reports describe cases where explosive events or destroyed containers made the evidence difficult to recover, so preserving the chest is the safer route. The latter is a practical caution rather than a guaranteed universal behaviour across every game state.
---
Recommended basement procedure: steps
- 01Enter with a character who has strong Perception.
- 02Switch to turn-based mode if traps are difficult to see or you are moving around volatile fireworks.
- 03Search the floor and narrow passages before opening containers.
- 04Disarm fireworks and tripwires rather than triggering them.
- 05Inspect the trapped metal chest in the rear workshop.
- 06Read the Blackmail Letter immediately.
- 07Search the workshop for the remaining fireworks, tools and Fire Amber.
- 08Leave by the same route only after checking that the party is not standing beside an armed device.
Fixed or specifically placed items
The location reference lists at least five pieces of Fire Amber, three Trap Disarm Toolkits and at least 24 Wogglims, alongside a Box of Fireworks and a Box of Oddfire Fireworks. These figures should be treated as the verified listed minimum for the location, not as a promise that every playthrough will display exactly the same visible arrangement after combat, explosions or prior looting.
Fixed or specifically placed items

|---|---|---|
| Toymaker’s House Key | Kitchen bottle shelf | Opens the upstairs bedroom |
| Toymaker’s Basement Key | Upper bedroom, in a row of books | Opens the basement hatch |

| Arfur’s Private Musings | Upper-floor bedroom | Lore and character information |
| Letter to Mamzell Amira, draft | Mansion interior, associated with Arfur’s later location | Provides a lead towards Sharess’ Caress |
| Beloved Sons | Mansion documents | Background reading |
| Instructions for Donation | Mansion documents | Background reading |
| Fire Amber | Ground-floor and basement workshops | Loot |
| Trap Disarm Toolkit | Workshops | Useful for the trapped basement |

Random loot
A wooden chest in the workshop contains a random precious gem. This is distinct from the fixed quest objects and should not be confused with a unique named reward.
Looting and trespass
The mansion mixes quest-critical evidence with red-outlined domestic containers. Looting while residents are present may trigger a trespassing response. The safest order is:
---
Arfur’s Mansion is one of the earliest and most revealing stages of the suspicious toys investigation. The quest can also be approached through other leads, but the mansion supplies a direct trail from Arfur’s secret basement to the wider conspiracy.
Looting and trespass: steps
- 01Resolve or bypass the outside dispute.
- 02Move occupants away from the room you intend to search.
- 03Take the keys and documents.
- 04Enter the basement only when prepared for traps.
- 05Search secondary containers after securing the Blackmail Letter.
Mansion route
If the refugees remain in the house, Arfur moves to Sharess’ Caress. If they leave, he remains or returns to his mansion. The quest reference also warns that confronting Arfur about the basement evidence before finding the explosive teddy bears can make him hostile.
Mansion route: steps
- 01Reach Arfur’s Mansion in Rivington.
- 02Observe or intervene in the dispute outside.
- 03Resolve the confrontation with Arfur, the refugees and the Rivington Rats.
- 04Enter the mansion.
- 05Find the workshop and concealed hatch.
- 06Open the hatch with the Toymaker’s Basement Key or pick the lock.
- 07Cross the trapped basement.
- 08Disarm and open the metal chest in the rear workshop.
- 09Read the Blackmail Letter.
- 10Follow the quest’s instruction to locate Arfur, whose position depends on the refugee outcome.
What the mansion does not contain
The mansion does not contain the complete quest resolution. The later stages lead to places outside Rivington, including the Requisitioned Barn and Felogyr’s Fireworks in the Lower City. Those locations are part of the same quest chain but must be treated as separate areas with their own inhabitants, enemies and progression states.

Low-risk investigation route
This route prioritises evidence and avoids unnecessary conflict.
This route can reduce the chance of being forced into a conversation before you have inspected the house, but it does not remove the need to manage trespassing rules.
Low-risk investigation route: steps
- 01Approach from a side path or terrace entrance.
- 02Enter the house carefully.
- 03Search the kitchen for the Toymaker’s House Key.
- 04Unlock the upper bedroom.
- 05Take the Toymaker’s Basement Key.
- 06Read Arfur’s Private Musings and inspect the bedroom documents.
- 07Enter the workshop.
- 08Find the concealed hatch.
- 09Enter the basement in turn-based mode.
- 10Disarm traps and open the rear chest.
- 11Return outside and resolve the dispute once you know what Arfur is hiding.
Social-first route
This is the most natural story order.
This route makes the consequences of the refugee decision easier to understand, but it may place residents in the hall and kitchen while you search.
Social-first route: steps
- 01Speak to Arfur and the refugee family.
- 02Use dialogue checks to make a decision.
- 03Deal with the Rivington Rats.
- 04Enter the house after the dispute is settled.
- 05Search the house and basement.
- 06Follow Arfur’s altered location.

Fireworks
The basement’s fireworks are both traps and loot. Some can be disarmed, and successful disarmament can award Wogglims. Fireworks may also create chain reactions, so do not treat them like ordinary floor clutter. Keep companions separated and avoid using area spells or attacks near volatile devices unless you are deliberately accepting the consequences.
Tripwires
Tripwires are placed through the basement’s narrow routes. Perception reveals them, while Sleight of Hand is used to disarm them. A character who lacks both skills can still attempt the route, but the mansion is much safer with a dedicated trap specialist.
The hidden basement
The basement is the location’s principal secret. Arfur’s nervousness about it is itself a clue, especially if you use Detect Thoughts. You do not need to accept his explanation at face value. Investigating the building before or after the dispute is a legitimate route to the quest evidence.
The bedroom key trail
The mansion provides a deliberate chain of keys:
Following this sequence is easier and cheaper than lockpicking every door, though alternative entry remains possible.
---
The mansion’s contents and occupants change according to the party’s handling of the refugee dispute.
These states are not merely cosmetic. The location of Arfur can determine whether the next conversation is available at the mansion or at Sharess’ Caress.

Is Arfur’s Mansion in Baldur’s Gate?
It is in Rivington, the outer area reached at the start of Act Three. It is not inside the Lower City proper, although it connects to a quest that later moves into Baldur’s Gate.
Do I have to fight the Rivington Rats?
No. They can be intimidated or paid off. Fighting is one option, not a requirement.
Where is the basement key?
The Toymaker’s Basement Key is in the second-floor bedroom, hidden in a row of books. The bedroom can be opened with the Toymaker’s House Key from the kitchen or with a DC 10 Sleight of Hand check.
Where is the Blackmail Letter?
It is in a trapped and locked metal chest in the basement’s rear workshop. Disarm the chest before opening it.
Can I start the suspicious toys quest without talking to Arfur?
Yes. Investigating the basement and reading the Blackmail Letter is a direct way to begin or advance the quest. The mansion’s evidence is not dependent on accepting Arfur’s version of the dispute.
Is there a merchant in the mansion?
No verified ordinary shop or merchant service is associated with the mansion. Arfur is a wealthy merchant by occupation, but the mansion itself is not a functioning retail shop.
What happens if Arfur becomes hostile?
If you confront him about the basement and the suspicious evidence before the relevant later stage, he can become hostile and attack. If you want the dialogue route and his later quest interaction, secure the Blackmail Letter first and avoid provoking him prematurely.
