About this guide

Base game, Act Three. Major spoilers for the Lower City, Investigate the Murders, Find Dribbles the Clown, Orin the Red and Enver Gortash.

Overview

Peartree House is a small, boarded-up residence in the Eastway district of the Lower City in Baldur’s Gate 3. Although it looks like an ordinary crime scene from the street, the building contains one of the Lower City’s more useful collections of evidence: a murder victim connected to the Bhaalist killings, a severed body part needed for Find Dribbles the Clown, documents exposing part of Enver Gortash’s covert weapons trade, and a locked strongbox containing several valuable items.

The house is not a broad district or a multi-building complex. Its proper scope is limited to:

Nearby locations such as Sorcerous Sundries, Baldur’s Mouth, Felogyr’s Fireworks, Barren’s Coop and the Guildhall Entrance are navigation references rather than subareas of Peartree House.

Overview and boundaries

Peartree House belongs to Franc Peartree, a former cook associated with the Basilisk Gate Barracks. By the time the party reaches the Lower City, he has already been murdered. His corpse is found inside the house, with one hand removed. That missing hand is part of the Bhaalist serial killer’s method, and his name appears on the murder list recovered during Investigate the Murders.

The house itself is deliberately small. There is one principal room on the ground floor and a basement reached through a concealed hatch. The basement is the meaningful part of the location: it contains the murder display, the Dribbles body part, the weapons workshop, evidence of Gortash’s manipulation of Peartree, and a locked strongbox.

The following nearby places are not part of Peartree House:

They are useful for orientation, but the house does not include their interiors, residents or quest content. The nearby Guildhall-controlled streets and Barren’s Coop are separate locations with their own boundaries and encounters.

---

From the Lower City

The house is easiest to locate from the central and eastern Lower City streets. Use Baldur’s Mouth and Sorcerous Sundries as broad landmarks, then look for the large exterior staircase descending towards Felogyr’s Fireworks. Peartree House stands close to this route, beside the street where the investigation marker and Flaming Fist presence make it look like an active crime scene.

The front door is boarded or nailed shut and marked with an Area Under Investigation sign. The exact entrance is listed at approximately X: 32, Y: -96.

Entering the building

The entrance is not treated like an ordinary locked home. The party can damage the barricade, but doing so while the patrol is watching may turn the nearby Flaming Fists and Steel Watcher hostile. Invisibility, Fog Cloud or another method of breaking line of sight can make the entry safer. The location is therefore best approached as a stealth or timing problem rather than a normal lockpicking exercise.

There is no evidence that the house has a legitimate shop, service, purchasable property function or ordinary public access. It is a mission-related crime scene.

Practical entry route

---

The main room contains Franc Peartree’s corpse, the concealed hatch to the basement, a Traveller’s Chest and several pieces of evidence.

Practical entry route

  1. 01
Approach from the Lower City street near the large staircase.
  2. 02
Observe the Flaming Fist patrol and Steel Watcher before touching the door.
  3. 03
Use Invisibility, Fog Cloud or another concealment method if you want to avoid a fight.
  4. 04
Break or otherwise pass the barricade.
  5. 05
Move quickly inside and close the door if possible.
  6. 06
Search the ground-floor room before opening the basement hatch.

Franc Peartree’s corpse

Franc Peartree lies near the entrance. His missing hand is an immediate visual link to the Bhaalist murders and to the body-part trophies used by Orin’s cult. The corpse can be searched for a threatening letter. If a character has Speak with Dead, Peartree can also be questioned.

The corpse does not provide a complete explanation for the political or Bhaalist circumstances surrounding his death. Most of that information comes from the basement documents and the wider murder investigation.

Bloodstained Parchment

A Bloodstained Parchment lies beneath the bench in the room. This is a story item associated with Investigate the Murders. It lists people selected as murder targets by Bhaalist assassins attempting to gain access to the Temple of Bhaal.

The parchment identifies Franc Peartree as a target already marked Killed. It also lists other victims and intended victims, including Dribbles the Clown, Alexander Rainforest, Cora Highberry, Figaro Pennygood, Chef Roveer and Nesha Leesha.

Finding this copy can advance the investigation, although it is not necessarily the only way to obtain the murder list. Other copies exist elsewhere in the Lower City.

Basement hatch

The hatch is hidden beneath or beside a Traveller’s Chest. Move the chest to expose it. The hatch is locked, but there are two documented ways to open it:

A DC 20 Perception check can reveal loose floorboards hiding Peartree’s Chest Key. This second key opens the basement strongbox rather than simply serving as the hatch key.

Ground-floor directory

---

The basement is divided into two functional spaces:

Ground-floor directory

  1. 01
A southern study that has been converted into a grisly sacrifice chamber.
  2. 02
An eastern workshop containing weapons, armour, documents and the locked strongbox.

Study and sacrifice chamber

The study contains the bodies of Courageous Little Kimmabeth and Cassie Wheynstown. Kimmabeth has been arranged as part of one of Orin’s gruesome corpse displays. His body is the important one for loot and quest progression.

Courageous Little Kimmabeth

The Clown’s Severed Arm is a required component for Find Dribbles the Clown. It is a fixed placement, not a random drop. If you are collecting every part of Dribbles’ body, search Kimmabeth before leaving the basement.

The ritual note uses Yaga-Shura, a character from Baldur’s Gate II, as part of Orin’s corpse imagery. This is a deliberate continuity reference, but it does not mean that the original Yaga-Shura is present in Peartree House. The body is an arrangement made by Orin’s cult in the events of Baldur’s Gate 3.

Cassie Wheynstown

Cassie Wheynstown is one of the dead bodies in the sacrifice chamber. She is part of the scene’s environmental storytelling and corpse display. The available location evidence does not identify a separate major quest item or reward on her body.

Workshop

The eastern room functions as a compact weapons workshop. Weapon stands contain several common weapons, armour pieces and shields. Most of this equipment is ordinary, but one additional Longsword +1 can be found here.

A wooden chest in the corner contains gold. The desk holds a ledger and other written evidence, while the southern wall contains the built-in strongbox.

Peartree’s trade records

The documents explain why Peartree was valuable to Gortash. An offer from Enver Gortash proposes that Peartree help distribute weapons forged from infernal iron. Gortash presents Peartree’s professional contacts as both an asset and a vulnerability, implying that he could expose Peartree to ambitious City Watchmen or Flaming Fists if he refused.

This evidence suggests that Gortash blackmailed Peartree into helping with covert arms distribution. Peartree’s past work and contacts at the Basilisk Gate Barracks made him useful to that network. The house therefore links three apparently separate strands of Act Three:

The documents include An Offer, Enhanced’ Weapons - Sales Ledger and related notes. They are not a merchant inventory and do not unlock a weapons business. Their value is primarily narrative, although the workshop also contains fixed equipment and gold.

Peartree’s strongbox

The strongbox is built into the southern wall of the workshop. It can be opened with Peartree’s Chest Key or by passing a DC 15 Sleight of Hand check.

Together with the Soul Coin in the mailbox, the house provides three Soul Coins in total.

Mailbox

A mailbox near the entrance contains one Soul Coin. It can be taken freely and is separate from the two Soul Coins in the basement strongbox.

Saer Drana Hoyte and Filson Vago

Across from the house, Saer Drana Hoyte and Filson Vago are trying to find Figaro’s Facemaker’s Boutique. They have been misdirected by another citizen and are discussing whether to ask for help or retrace their steps.

They are not residents of Peartree House, and there is no indication that they provide a service, start a quest from the house, or become part of the murder investigation. Their conversation is a small piece of Lower City street life and a useful clue to the presence of Facemaker’s Boutique elsewhere in the city.

Ruined belfry

A short distance away, the second level of a ruined belfry contains a backpack with gold and random alchemical ingredients. This is an exterior landmark in the vicinity, not part of the house’s interior or basement.

Because the game presents the ruined belfry close to the residence, it is easy to treat it as one of Peartree House’s rooms. It should instead be recorded as a separate nearby exterior point of interest.

Investigate the Murders

Peartree House is one of the murder scenes in Investigate the Murders, a subquest connected to finding Orin the Red and reaching the Bhaalist plot in the Lower City.

The investigation can begin through several routes in Act Three. The party may follow the murders from the Open Hand Temple, investigate the crime scene at the Elfsong Tavern, or obtain evidence elsewhere before reaching Peartree House. Peartree’s copy of the parchment is therefore important, but not the sole required route through the quest.

The house contributes in three ways

  1. 01
The dead Franc Peartree confirms that a named target has been killed.
  2. 02
The Bloodstained Parchment provides evidence of the Bhaalist target list.
  3. 03
The basement scene reinforces the connection between the murders and Orin’s corpse displays.

Recommended investigation procedure

  1. 01
Enter Peartree House without provoking the patrol.
  2. 02
    Examine Franc Peartree’s corpse.
  3. 03
Loot or read the Bloodstained Parchment.
  4. 04
Use Speak with Dead if available.
  5. 05
    Open the basement hatch.
  6. 06
Examine Kimmabeth and take the Clown’s Severed Arm.
  7. 07
Read the basement letters and ledger.
  8. 08
Open the strongbox with the chest key or Sleight of Hand.
  9. 09
Return to the wider murder investigation and report the evidence to the appropriate investigators.

Find Dribbles the Clown

The Clown’s Severed Arm is the principal reason many players visit Peartree House outside the murder quest. It is found on Courageous Little Kimmabeth in the basement.

The item is fixed in this location. It is not randomised, and it is not obtained from Cassie Wheynstown, the ground-floor corpse or the exterior NPCs.

Speak with Dead

Speak with Dead works on Franc Peartree and gives personal information about his work, injury and death. It is useful for role-playing and corroborating the evidence, but it does not replace reading the basement documents. The corpse does not know the complete reason for the murder or identify the broader conspiracy.

---

Nearby loot

The only item described as random in the available evidence is the group of alchemical ingredients in the nearby backpack. The principal house rewards are fixed placements.

---

Franc Peartree’s double entanglement

Peartree’s story is unusual because he is caught between two networks.

Before his death, he was a cook connected to the Basilisk Gate Barracks. His injury forced him into retirement, but his old contacts remained useful. Gortash exploited those connections, offering him a role distributing weapons made from infernal iron while threatening to expose him if he refused.

Later, Peartree became one of Dolor’s murder victims. The Bhaalist list marks him as killed, and his severed hand was taken as proof of the assassination. The house consequently preserves evidence of both Gortash’s coercive trade network and Orin’s ritual murders.

Yaga-Shura reference

The note titled Yaga-Shura, the Second is a continuity reference to Baldur’s Gate II. Orin uses names and corpse arrangements associated with earlier Bhaalspawn history as part of her grotesque displays. This is a reference in the game’s lore and presentation, not a separate encounter with the original character.

The threatening-letter inconsistency

A threatening letter addressed to Franc Peartree is associated with the wider murder evidence. Another copy appears in the mailbox of Rainforest’s Home, which is a separate murder victim’s residence. The location evidence identifies this as an apparent placement or continuity mistake rather than evidence that Peartree lived there.

---

For a first visit, the most efficient order is:

This route avoids leaving the house before collecting the fixed quest items and makes the crime scene’s narrative connections clearer.

---

The supplied location evidence does not establish a separate scripted change to the house after completing Investigate the Murders, defeating Orin, siding with Gortash or changing difficulty or game mode. It is safest to treat the building as a fixed Act Three location whose relevance comes from the items and evidence already present.

---

The threatening-letter inconsistency: steps

  1. 01
Scout outside and identify the Flaming Fist and Steel Watch patrol.
  2. 02
Collect the mailbox Soul Coin if you can do so without triggering suspicion.
  3. 03
    Enter the house under concealment.
  4. 04
Search Franc Peartree and read the threatening letter.
  5. 05
Take the Bloodstained Parchment from beneath the bench.
  6. 06
Move the Traveller’s Chest and open the basement hatch.
  7. 07
Search Kimmabeth first for the Clown’s Severed Arm, ritual note and Longsword +1.
  8. 08
Search the workshop, including the desk, chest and weapon stands.
  9. 09
Find the chest key under the loose floorboards if you have not already revealed it.
  10. 10
Open the strongbox and collect the upgraded equipment and Soul Coins.
  11. 11
Read the Gortash-related documents before leaving.
  12. 12
Visit the ruined belfry only if you want the nearby gold and alchemical ingredients.
  13. 13
Continue with Investigate the Murders or return to the route for Find Dribbles the Clown.
